This decision paves the way for a new tender process, expected to draw significant interest from both existing and new bidders. The concession is for a 30-year term, and the updated tender introduces a markedly different set of conditions.

The new valuation for the concession is set at €161 million, compared to the previous valuation of 400 million kuna. Additionally, the concession area has been redefined and expanded. While the prior tender covered 56,211 square meters, with 15,714 square meters of land and 40,497 square meters of sea area, the new tender incorporates an additional 3,248 square meters of maritime property outside the port area. This change results in a total concession area of 59,459 square meters, extending from “Điga” to Vruljica.

Three key requirements distinguish this tender from its predecessor:

Three key requirements distinguish this tender from its predecessor:

  1. Experience Requirement: Applicants must demonstrate at least three years of experience in nautical tourism.
  2. Ownership Change Disclosure: Bidders must commit to notifying the concession grantor and obtaining approval for any significant ownership changes or structural transformations, including mergers or acquisitions.
  3. Revised Financial Terms: The starting fixed concession fee is set at €2.50 per square meter of maritime property, with periodic increments of €0.50 every five years. Similarly, the variable concession fee begins at 5.50% of revenue, increasing by 0.50% every five years.

For context, the earlier tender stipulated a fixed fee of 10 kuna per square meter and a 4% variable fee based on annual revenue.

The government’s decision introduces a fresh approach to managing Marina Zadar’s operations while setting a competitive stage for new investments and ensuring stricter oversight and accountability in ownership changes.

The Museum of Illusions one of the major franchisors from Croatia https://croatia-exports.com/the-museum-of-illusions-one-of-the-major-franchisors-from-croatia/ Wed, 13 Mar 2024 18:53:28 +0000 https://croatia-exports.com/?p=822 The Museum of Illusions is one of Croatia’s best export products and one of the major franchisors from Croatia. Since its inception in 2015, the Museum of Illusions has expanded from Zagreb to over 40 locations in 25 countries worldwide. The newest museum is opening in Atlanta and several other cities in the USA.

The Museum of Illusions, a Croatian export tourist product and pioneer of the “edutainment” museum concept, has opened its doors to a new location in Brussels, Belgium. Thus, the “capital of Europe” has become the 37th city where the largest chain of private museums in the world is present. This is another success and a step closer to achieving the goal of opening 100 locations globally by the end of 2026.

“We are proud of the fact that the world has recognized the unique concept that has, in just a few years of intensive development, grown into a serious global brand and a leader in the ‘edutainment’ industry. We are also proud of the fact that behind every opened museum stands our expert team, managing projects from our office in Zagreb. In order to ensure further expansion, we have doubled our team in the first six months of 2022 compared to the beginning of the year. We continue to grow and expand the Museum of Illusions, and each new opening and the immense public interest show us that we are heading in the right direction,” said Teo Širola, President of the Museum of Illusions.

Guide to Buying Real Estate in Croatia: Understanding Taxes and Fees https://croatia-exports.com/guide-to-buying-real-estate-in-croatia-taxes/ Fri, 02 Jun 2023 14:22:21 +0000 https://croatia-exports.com/?p=765 Buying real estate in Croatia involves certain taxes and fees that need to be taken into consideration. Here are the main taxes and fees associated with purchasing real estate in Croatia:

  1. Real Estate Transfer Tax (RETT): The buyer is responsible for paying the RETT, which is currently set at 3% of the property’s assessed value. This tax is paid to the Tax Administration within 30 days of signing the purchase agreement.
  2. Value Added Tax (VAT): In certain cases, VAT may be applicable instead of RETT. For newly built properties or properties that have undergone substantial renovation, VAT of 25% is usually levied on the purchase price. However, VAT does not apply to the purchase of existing properties or properties designated for residential purposes.
  3. Notary Fees: Notary fees in Croatia are based on the property’s value and the complexity of the transaction. They typically range from 0.5% to 1% of the property’s value.
  4. Property Ownership Registration Fee: This fee covers the registration of the property in the land registry. It amounts to approximately 0.01% of the property’s value.
  5. Legal and Administrative Fees: Engaging the services of a lawyer or a real estate agent may involve additional fees, which vary depending on the scope of their assistance.

It’s important to note that these taxes and fees are subject to change, and it’s recommended to consult with a local legal professional or a real estate expert to get accurate and up-to-date information regarding the specific property you intend to purchase. Additionally, foreign buyers may have certain restrictions or requirements to fulfill, so it’s advisable to familiarize yourself with the relevant regulations and procedures when purchasing real estate in Croatia.
